Partial Encapsulation — 10 mil ground liner
The crawl space is cleaned out, the existing floor insulation is pinned back up against the subfloor, the ground is covered with a 10 mil liner, and a dehumidifier with its own outlet keeps the air dry. The foundation walls stay as they are.
Full Encapsulation — 20 mil liner, floor and walls
The same clean-out, then the heavier 20 mil liner runs up the perimeter walls as well, foam board and R-19 close the walls and rim, the vents are sealed and a new crawlspace door goes in at the access opening — the crawl space becomes a closed, dry space.

- Insulation Repair — 1 jobThe existing floor insulation is secured back up against the subfloor with wire pins, so it stays where it is put instead of hanging down. The insulation itself is sound — it is not removed and it is not replaced.
- New Vapor Barrier — 10 mil, 1,395 sq ftA 10 mil vapor barrier covers the crawl space floor — ground only, not up the walls — measured and cut on site, lapped and sealed at the seams and secured with metal pins.
- Dehumidifier — AprilAire E100, 1 eaAn AprilAire E100 crawl space dehumidifier with its condensation pump is supplied and installed, so the unit pulls the moisture out of the air and the pump moves that water up and out of the crawl space.
- Electrical Outlet — dedicated GFI circuit, 1 ea · $1,200.00A dedicated GFI outlet on its own breaker is installed to power the dehumidifier, with the electrical permit, the inspection and a light in the crawl space. Third-party electrical work — $1,200.00.

Scope: full clean-out of the 1,395 sq ft crawl space, including removal and haul-away of the old ground cover, debris and trash; the existing floor insulation secured back up against the subfloor with wire pins (the insulation itself is sound — it is not removed and it is not replaced); a new 10 mil vapor barrier installed over the crawl space floor — ground only, not up the walls — measured and cut on site, lapped and secured with metal pins; an AprilAire E100 dehumidifier with its companion condensate pump supplied and installed; and a dedicated GFI outlet on its own breaker for the dehumidifier, with the electrical permit, the inspection and a light, carried out by a licensed third-party electrician ($1,200.00).
Discounts: a 10% customer discount is applied to this estimate: $821.27 off the $8,212.65 scope of work, which brings the total to $7,391.38.
Notes: the work is under the floor — nothing comes up through your floors for the insulation or the liner. Jobsite will be left clean once completed. The crawl space is not a storage area during the work, so please remove anything you keep down there before we start.
Warranty: 12 months workmanship on the work performed, including the insulation repair; the vapor barrier system is guaranteed against failure of our installation.
Not included: no removal or replacement of the existing floor insulation — the existing insulation stays and is pinned back up; no liner up the foundation walls and no full encapsulation (this option is the ground liner only); no wall insulation board and no rim joist insulation; no sealing of the foundation vents; any structural repair — no joist, sill, pier, beam or subfloor repair; no drainage or exterior waterproofing work — no trench drain, no sump pump, no discharge line, no french drain, no exterior grading; no mold or fungus treatment; no treatment for wood destroying insects; no plumbing repair; any work not listed in the scope above.
